This Condo has been in the family since it was first built. And it was in desperate need of being renovated. The kitchen was isolated from the rest of the condo. The laundry space was an old pantry that was converted. We needed to open up the kitchen to living space to make the space feel larger. By changing the entrance to the first guest bedroom and turn in a den with a wonderful walk in owners closet. Then we removed the old owners closet, adding that space to the guest bath to allow us to make the shower bigger. In addition giving the vanity more space. The rest of the condo was updated. The master bath again was tight, but by removing walls and changing door swings we were able to make it functional and beautiful all that the same time.

Our clients had been in their home since the early 1980’s and decided it was time for some updates. We took on the kitchen, two bathrooms and a powder room. This petite master bathroom primarily had storage and space planning challenges. Since the wife uses a larger bath down the hall, this bath is primarily the husband’s domain and was designed with his needs in mind. We started out by converting an existing alcove tub to a new shower since the tub was never used. The custom shower base and decorative tile are now visible through the glass shower door and help to visually elongate the small room. A Kohler tailored vanity provides as much storage as possible in a small space, along with a small wall niche and large medicine cabinet to supplement. “Wood” plank tile, specialty wall covering and the darker vanity and glass accents give the room a more masculine feel as was desired. Floor heating and 1 piece ceramic vanity top add a bit of luxury to this updated modern feeling space. In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

The clients, a young professional couple had lived with this bathroom in their townhome for 6 years. They finally could not take it any longer. The designer was tasked with turning this ugly duckling into a beautiful swan without relocating walls, doors, fittings, or fixtures in this principal bathroom. The client wish list included, better storage, improved lighting, replacing the tub with a shower, and creating a sparkling personality for this uninspired space using any color way except white. The designer began the transformation with the wall tile. Large format rectangular tiles were installed floor to ceiling on the vanity wall and continued behind the toilet and into the shower. The soft variation in tile pattern is very soothing and added to the Zen feeling of the room. One partner is an avid gardener and wanted to bring natural colors into the space. The same tile is used on the floor in a matte finish for slip resistance and in a 2” mosaic of the same tile is used on the shower floor. A lighted tile recess was created across the entire back wall of the shower beautifully illuminating the wall. Recycled glass tiles used in the niche represent the color and shape of leaves. A single glass panel was used in place of a traditional shower door. Continuing the serene colorway of the bath, natural rift cut white oak was chosen for the vanity and the floating shelves above the toilet. A white quartz for the countertop, has a small reflective pattern like the polished chrome of the fittings and hardware. Natural curved shapes are repeated in the arch of the faucet, the hardware, the front of the toilet and shower column. The rectangular shape of the tile is repeated in the drawer fronts of the cabinets, the sink, the medicine cabinet, and the floating shelves. The shower column was selected to maintain the simple lines of the fittings while providing a temperature, pressure balance shower experience with a multi-function main shower head and handheld head. The dual flush toilet and low flow shower are a water saving consideration. The floating shelves provide decorative and functional storage. The asymmetric design of the medicine cabinet allows for a full view in the mirror with the added function of a tri view mirror when open. Built in LED lighting is controllable from 2500K to 4000K. The interior of the medicine cabinet is also mirrored and electrified to keep the countertop clear of necessities. Additional lighting is provided with recessed LED fixtures for the vanity area as well as in the shower. A motion sensor light installed under the vanity illuminates the room with a soft glow at night. The transformation is now complete. No longer an ugly duckling and source of unhappiness, the new bathroom provides a much-needed respite from the couples’ busy lives. It has created a retreat to recharge and replenish, two very important components of wellness.

In a home with just about 1000 sf our design needed to thoughtful, unlike the recent contractor-grade flip it had recently undergone. For clients who love to cook and entertain we came up with several floor plans and this open layout worked best. We used every inch available to add storage, work surfaces, and even squeezed in a 3/4 bath! Colorful but still soothing, the greens in the kitchen and blues in the bathroom remind us of Big Sur, and the nod to mid-century perfectly suits the home and it's new owners.
