Comments (73)This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents. There's a study with a similar view. A powder room closer to the rear of the house for easy access, The main bathroom is done Japanese style. The master suite has the WIR between the bed and the ensuite, no noise etc when in use to disturb anyone. Comments (13)it's great looking old cottage that just needs some TLC but the best investment for a rental would be to increase bedrooms without spending so much that the house needs to earn more income/higher rents to sustain a bigger investment ..my suggestion includes where necessary lining and insulating to make it more comfortable, repair or replace windows, make sure electrical and plumbing is in good safe working order, new lightfittings, floor and window coverings, install an extra toilet in the outdoor laundry, or add an üpstairs laundry and pantry, add pergola covered deck(s) to suit outlook and increase good weather living areas...See MoreFloor plan orientation for best use of natural light
Comments (3)This is a good plan for the orientation. The north winter sun will warm up your living areas. Just have some kind of shade ready for the summer sun at the back of property. But otherwise a great plan. If possible you could open up the side northwest wall, but ensure you have coverage available for the summer western sun. The morning east sun will come into the home, so again for summer, maybe have some form of shading available when required. Comments (9)Orientation for energy efficiency is about having large windows with appropriate eaves facing north (in the southern hemisphere) to let the sun warm the interior in winter but block it from the windows in summer. If you've never lived in a well oriented house you might not have noticed (as I didn't) just how much the sun's movement varies through the seasons. The north facing roof is also the most suitable for solar panels. A south facing front entrance is fine, what you are talking about there is street orientation not solar orientation.
