I'd like to convert this area into two rooms to create a study and TV room..I'd remove the fireplace. Does anyone have suggestions on if and how it would work?
do you need to include a dining area and is sound proofing important between the new study and TV room necessary and where is the bathroom and laundry?... please share plans for the whole house
with or without the fireplace there should be plenty of space for what you want and if you don't need soundproofing between study and tv room you could test my idea by having back to back cabinets for study and tv storage to create a "wall" and then no need to touch the original walls or ceilings just make sure that any freestanding cabinetry is securely attached to floors for stability.. check flatpac suppliers like kaboodle or Ikea for cabinet inspiration otherwise a simple partition wall frame with a door is relatively easy for an experienced handyman but i would include sound deadening wall insulation so both rooms can be used at the same time and you'll need plasterboard wall sheeting and appreciate extra power points in new rooms
