Comments (32)You are most welcome, I have always said that I haven't been put on this earth to "Hug" toilets, so I'am wondering who is going to clean all of these Bathrooms. Our two kids a boy and a girl had the upstairs "apartment" which they and all their friends loved. I have added a timber stair case for fun, there's plenty of space but you will need to decide what you want to do in the attic and place the stairs to open up into a tall space. I have also turned one of the ensuites into a powder room. Your Jacaranda's only drop once a year!, you used to be able to trim them by 25% each year, you would need to check with your council, we were on the lower North Shore, I think you should consider the patio side of the house and make better use of that, is the front deck something you plan on adding because of aspect, and plant some tall growing hedge ready for the apartments. Our kids Attic desk/study space over looked our pool in the rear garden. With respect to using the formal rooms for bedrooms, you will find that once you have your large family/alfresco and the kids have their upstairs space if you still feel you need it, it would make a great office. You spend most of the time there only using only using the front room in the evening for watching movies etc. I have had another play with my floor plan, I think if your wife sees this you may be in trouble, it's a Master Suite, the free standing bath in the window alcove with white timber shutters for sun and privacy control..... Iam' adding a couple of photos of our old Federation which wasn't protected, when we sold it the new owners removed all of the Fret work & posts replacing them with simple timber posts. The front rooms which we didn't use very much once we opened up the rear rooms into a family area. Comments (5)Lets start with logic -- if you want to add more stuff , within the same walls , it will be more cramped . The only way is to take space off something else . Without knowing load bearing walls , directions , window sizes , etc , etc , etc , I'll make a couple of POSSIBLE suggestions , but neither may be suitable for a whole variety of reasons . One would be to cut a door from the Master bedroom into the Living , wall across and create an ensuite . The Living isn't huge , so then you'd have to keep going , and maybe open the wall to the kitchen AND take out that back hallway , from the door in the existing hallway . You should then have space to swap the living and dining rooms , but without even getting into the engineering side , you will have a bedroom and bathroom opening off the living , the studio and laundry may be a bit funny , etc . But heres an off-the-wall suggestion -- that Bed 4 looks small . Split it , make it part WC , part laundry . What to do with the existing studio/laundry/WC ? You possibly have space to add a shower , and presto -- you have a new Master with en-suite ! Now , it does look like that may have been an addition abyway , it may not work materials wise , you may not want to be at that end of the house , BUT its an idea . Comments (10)I see no downstairs bedroom, so is the downstairs shower for a swimming pool? If so, I'd try to include a door to the outside, even if it means making the shower smaller. The upstairs bathroom would be a lovely luxurious ensuite, but as a bathroom it has drawbacks. There is the downstairs bathroom but needing to go to a different floor because someone is in the bath should be an avoidable inconvenience in such a generous house. How many people will be sharing the bathroom? Will Bedroom 2 be permanently occupied, or will it be something like a study or guest room? The wall between it and the master bedroom should be soundproofed. The upstairs linen cupboard definitely compromises the functionality of the leisure room. I'd put a cupboard of some sort in the area to the right of the master bedroom doorway, which is otherwise just an oversize thoroughfare. I love the mudroom concept, but having to cross a corridor to get to it when coming in somewhat negates its purpose. It looks like a useful storeroom but something just inside the garage door incorporating a dropzone and shoe bench and whatever works for you is a more practical version and the storeroom can be for things less regularly accessed. Where's the fridge? Is that the fridge next to the bar? It's too far. A kitchen, a butlers pantry, an outdoor kitchen, and you still have to walk to yet another room just to get items out of the fridge, that's bizarre. I mean I get the potential usefulness of each zone but they need to function with comfort and convenience. I do find it sad that efficiency is still not a thing, even as we approach COP26.
