need advice on new floor plan and extension
Comments (3)I'm hopeful that a pro will provide you with some great ideas. Yours looks like some of the "befores" that they do brilliant changes to on the TV reno shows. Most architects will come up with excellent solutions within the space if that's what's required, but nothing worthwhile is likely to be done cheaply though....See MoreExtension Advice - Living/Dining/Kitchen
Comments (8)Would be good to have more of an idea of context, but generally both Kitchen options I would say have issues. It's a tricky one to resolve and you also have to think about the relationship of the entry and flow around the different areas. I reckon Option 2 will more like an apartment, rather than a larger home. Walking past the island every day to get into the bedroom zone is not great. Option 1 has more formality and class but then has you walking in and out past the kitchen to get to the new living area which feels like it's got everything else has it's back turned to it. So I'd say it's continue to explore options On these projects Kitchen position & configuration are critical & make or break and ideally the kitchen is presenting well to the space and shouldn't feel compromised in terms of either amenity or positioning. Something like option 2 but with the kitchen at one end or the other of the space is probably what should happen, but then you have to think about priorities of aspect and which spaces you prefer to be related to the external areas one way or the other, and then also how the entry comes into play. If you take option 1, & the existing entry is retained, the kitchen could have a pantry where the proposed new entry is and configured on the internal wall, dining in the middle, potentially breaking up dining & living with some form of dividing wall or shelving unit if that's preferred. Whatever you do don't compromise on the kitchen, it needs to be scaled well to the project overall and if it's falling short or feels like it's a bit of an afterthought (like in Option2) you'll be disappointed. You sort of want something like below (completely different project but similar ideas/layout for the main space Good luck PD...See MoreI need advice on a floor plan of an extension
Comments (14)imo the feature that restricted the new family room is the wide sliding door out to the deck and the central twin cavity sliders in the centre of the wall ...do you need/want a storage wall for TV books music etc in the family room and do you need full width glass from family room to deck?...consider a smaller sliding door near the dining room end of the family room with windows (1500 tall?) on the rest of the walls (unless you prefer the feeling of a conservatory) but smaller windows can better frame some views and are easier to dress and could allow for wall space and window seat with storage shelves or drawers for books, games, toys etc.. always depends on who and how you will use the room and if the new family room is a living area with TV how will you use the other living area and the upstairs sitting room ...maybe the family room could have no doors and become open plan with kitchen and dining area and the original living room could be closed off and access direct from entry to dining room could also allow for more wall space for the kitchen?...See MoreLooking for advice for extension on awkward shaped block
Comments (21)the carport could be converted to a separate rumpus or MPR with a concrete slab at ground level with access through the original entry porch enclosed to allow all weather access and use the old driveway for an outdoor sitting area and/or maybe use my new corner study as an alternate location for a new laundry to allow more space in the kitchen but it will need careful planning of a new "front" gate and footpaths to show clear directions to make sure visitors know how to find the "front" door.. attempting to access the new rumpus from the family room would create challenges with doorways, changing old external walls, ceiling and floor heights so i would simple enclose the carport space and keep it separate from the main house and you should be able to find inspiration from many examples of similar era homes (eg Pettit and Sevitt) that had timber cladding combined with blond brick walls BUT it would be very useful to organise a site plan showing the house and accurate distances to all boundaries, scale sized buildings, existing driveways, front gate, location of street address, power, waters, sewerage, precise direction of north and any trees that you would keep...an accurate site plan and more photos could help inspire other options or confirm that my suggestions are either possible or not...See Moredreamer
