Comments (82)I'm lucky, nobody dares mess with my place the one that do depart immediately.... Friends dont wreck you place they treat it with respect and if they cant they you dont need them in your life..... Sounds hard but it work, People know the guidelines in my house/yard, I respect their places and if they cant respect mine, dont bother coming... Probably the worst I ever had was a nephew who was bossing the younger children and not letting them have a turn on the trampoline, woke me up I was sick in bed and I got out of bed when they woke me up and heard the language, the rest of the family were outside my bedroom. Nephew didnt know what hit him verbally, [did apologise later] and went running to mum, who told him I was the boss as it was my house and she wasnt there so couldnt comment. Didnt like me for 3 days until he wanted to come up again to ride the dirt bikes around the paddock, Was an instant when parents, grandparents etc, dropped their guard and no one was supervising....... I was one pissed off person, being woken up, bad enough having to be so ill on birthday, everyone else celebrating and kids acting up.... I'm having a little chuckle here as when I originally read your post, my first thought was "move house", but I didn't want to sound so rude as to say so. It reminded me of my first house which was at the flat end of the street but the other end was very much "mountain goat territory" and the driveways reminded me of yours. After living in the homes for years, some spent mega amounts removing rock and excavating to create a garage more at road level and from there the stairs started zig-zagging to the front entry, new front entries were even created at a lower level, but the stairs still continued inside the house, there was just no escaping the climb. Comments (24)@oklouise Gosh, thank you for that. That gives us some good ideas. I didn't realise that's what you meant by 'will draw up your plans' haha. We were planning to have the house off-centred on the block, close to the western side, to reduce hot summer sun from the west in the living areas. That should give us enough room to put in even a double carport or garage. Your ideas have made us want to try and utilise the somewhat wasted hall space a bit better with storage. However, we do want to maintain the north-south dining room orientation. I agree that the dining room bay window is a waste. I agree that the laundry should be moved somehow so it doesn't jut out, but I'm not sure if I like the warren of service rooms. What do you think of something like this? I've seen houses where laundries and pantries are combined. Would the window pose too many issues if we have cupboards under the counter for 'larder' items like potatoes or things? It's east facing so it will get some morning sun. Not too keen on the upstairs rearrangement though, but they're food for thought. I can't see ourselves using the kitchenette, and we have a house rule of no food upstairs. And yes, we want to minimise the square metreage (is that a word?) if possible, whilst still keeping things reasonable. So it looks like a lot of the rooms could be made a bit smaller, to keep costs down. @C P We obviously intend to engage an architect but at this preliminary stage (several years until completion probably) it's not worth it. We know what we want, a closed-plan house with a formal and informal lounge, billiards or games room and a guest bedroom on the ground floor. We though that the architect would simply revise the idea, apply the finishing touches and then get it drawn up by their draughtsman. I understand most people begin designing with an architect but we don't want anything innovative. Comments (36)So true. And so bloody disappointing. The least effort and quickest sale seems to be the motivating factors for most agents. I actually just had a really positive experience with a lovely REA in Adelaide though! She has done a fantastic job, always transparent and honest with me and has made an effort to get me the best price. I got a fantastic offer just yesterday after 6 days on market and she's chasing up better counter offers now. I'm really lucky it's a hot market to sell, which helps a lot. I'm considering writing letters to people in streets I love and doing a letterbox drop. I figure I've got nothing to lose and I know people who've bought houses this way! I think that people's distrust of REAs might make an off market sale appealing to some. Who knows...worth a try!...See MoreUser
